Cancellation Policy
Guest Check-In/Arrival time is 3:00PM
Check Out is Noon
If you require early check in, or late check out – please confirm those times with your concierge during your booking. We will always be as accomidating as possible.
A 20% non-refundable* deposit is required to secure the dates of your booking, and the remainder of the balance is due 60 days before check-in.
Guests who cancel between 30 and 60 days before check-in will receive a 50% refund.
Guests will not receive a refund if the cancel within 30 days of check-in.
*While the deposit is non-refundable, we understand things happen! Your booking can be moved to another date (subject to availability). Customer satisfaction and top notch service is our top priority at the ranch. Please call us at (817) 760-0759, and we will work through your situation to the best of our ability.
Cancelations must happen by 11:59PM on the cut-off day to receive a refund.
ALL guests are required to complete a liability waiver prior to, or within the first hour, of arrival.
There is a maximum occupancy for each residence (Farmhouse-7 : Lodge-16 : Main House-14). This is the total number of overnight guests that are allowed, and can not be exceeded.
There is NO smoking on the property.
For the safety of our guests and animals, there are no pets allowed.
Warning, Speed Limit, and other signage should be adhered to at all times.
